Ocean’s Edge: Ground Works & Building Envelope construction for a time-sensitive fit out project for a popular restaurant on Anglesey.

Ocean’s Edge is a contemporary, family-friendly restaurant that overlooks Anglesey’s Trearddur Bay Beach.

The restaurant owners wanted to extend the restaurant to accommodate its growing number of diners and also create a new outside terrace where customers could gather in the summer.

Project Introduction.

Aspire Construction were appointed to complete the groundworks and shell construction that would facilitate the proposed extension and associated renovations.

Project Brief.

The client wanted to extend the restaurant to create more space for customers. They also wanted the works to position the restaurant as a destination venue and provide an on-trend outdoor social space during the summer months.

Work was to begin in November 2022 and be finished by March 2023 in time for the schools’ Easter half term, allowing the restaurant to benefit from the additional holiday trade. The main part of the restaurant remained occupied and fully operational during the works

The scope of works for Aspire Construction was to undertake the civils works and construct the external envelope of the building ready for internal fit out.

Development.

Works began with a reduced level dig and the formation of a piling mat in preparation for a top driven pile solutionto get the ground to the required height. We then drove new piles and Reinforcred ground beams were tied in situ and poured with the use of a 40m boom pump ground beam.s into the ground to support walls, joists and other structures.

A block and beam floor was installed to facilitate underground drainage and external bar services.

Following the completion, the groundwork we commissioned the design, fabrication and install of a bespoke steel frame, that would allow the installation of a high specification glazing system.

A block and beam floor was installed to facilitate underground drainage. It also provides fire resistance and a reduction in noise transfer between floors, giving the property strong acoustic benefits.

Aspire Construction also installed both a warm flat roof and a tradition pitched roof, including structural timbers and roof coverings. The pitched roof was constructed of reclaimed Welsh slate which was a sustainable choice and a considered use of local materials.

We tied the new structure into the existing structure, after which we completed structural opening up works internally to enable the repositioning of the main bar. Which in turned increase the useable floor area..

For the outside terrace, bar and seating area, we undertook the landscaping works including the installation of a resin surface on the outside terrace and external lighting.

We used our expertise to overcome several challenges on this project.

• The restaurant remained operational, so we needed to be mindful of noisy works and the proximity of restaurant customers and staff.
• The adverse winter weather on Anglesey, and the proximity to the open beach, made working conditions more difficult than usual.
• There was no flexibility in timescales because the project was working to a hard stop.

To the client’s financial benefit we applied value engineering procedures to identify where cost savings could be utilised without compromising the quality of the project. We were able to reduce costs and complete our work within budget, one element of which was to use a resin finish on the outdoor balcony instead of paving which is more expensive and requires regular weeding and power washing.

As part of the works we needed to allow for pedestrian access at all times through the busy bridleway that led to the beach between the restaurant and our site compound. We therefore installed a temporary pedestrian crossing and deployed a Banksman to create a robust traffic management system for crossing the bridleway and direct the movement of vehicles and plant on and around the site.

Outcome.

This project was completed within the limited timescales to allow Ocean’s Edge to reopen for Easter as planned, to coincide with school holidays and the launch of a new summer menu.

The new outdoor terrace has become the perfect spot for dining al fresco or relaxing while taking in the views across the bay.

We were able to complete our comprehensive works package with minimal disruption, despite the restaurant being open during most of the 12 week programme. Our professional and high quality works ensured a successful handover without any obstacles.

By being proactive to overcome the challenges we encountered, we gave the client peace of mind that all works would be completed professionally and to the brief.
